Finding Your Property
Register on this website through the online enquiry form and keep yourself up to date with available properties.
Alternatively, feel free to call into our office and go through our extensive list with our Lettings Negotiators. They can register your details on our applicant list and keep you up to date with any suitable properties as and when they become available and make any viewings for you at any time.
For Sale
We also provide a ‘for sale’ service unique to Landlords, whereby we can assist with selling and re-investing into property, if so desired.
We can also attend auctions, view potential properties, [before purchase], and provide a market appraisal as to what rents can be achieved for the future, if required.
Viewings
If you would like a viewing on any of our properties, our Lettings Negotiators will be happy to arrange it for you.
Please be flexible when viewing: if the viewing is through us, the viewings will be carried out between 9am and 5pm Monday to Friday. There are also limited weekend viewing appointments available. If the viewing is through the landlord or tenant, often they are not available till after work hours but in some cases Tenant/s may let us go in with their permission. Alternatively, they may be only available at weekends.
Before viewing, for security purposes, we require you to supply some basic information such as full name and address, mobile, work, and home telephone numbers etc...
Our aim is to get you around a property as quickly as possible but to ensure a more likely chance of viewing when you are available, please allow a minimum amount of time for us to arrange the viewing as some Landlords and Tenants often require notice – viewings through ourselves can usually be done as short notice.
Ensure you know exactly where the property is and exactly what time and day you are viewing. If you are not sure where the property is, look at our directional note, check a map (we are not allowed to provide you with photocopies due to copyright) or check websites such as www.upmystreet.co.uk(this site will also be able to provide you with additional information about the area, school catchments as well as a map).
First impressions count so please take time to ensure you have a tidy appearance- especially if you are viewing through the Landlord.
PLEASE be on time! We, landlords, and our tenants will only allow you 15 minutes for the appointment - as we often have other appointments we have to go to after!
Agreeing the Rental and the terms of the Tenancy
Please direct all offers back to Kings Lettings Ltd who are professionally trained to negotiate them on your behalf.
Putting in your application/Terms of Conditions
Make sure you read the terms and conditions.
If you decide to apply for the property then you can call the office to reserve this with £100.00 holding fee this will be deducted off your application fee. This can be done by debit card, personal cheque or cash – please note, if you are looking to move into the property within 5 days, we can only receive debit card or cash as we will not have sufficient time to clear a cheque.
You will be provided with a receipt for your application fee and the terms under which we hold the fee are printed on this receipt. If the Landlord withdraws his property or for some unseen circumstances the prospective tenants meet some difficulty we will refund back the holding fee. Our Lettings Negotiator would have given you an application form at the viewing or if you have done the viewing with the landlord or the tenant you can download one off our website, or we can send you one in the post to your address.
Your application will be dealt with at our office and we shall do the necessary credit checks/ referencing your employers etc. Please warn all your referees that they will be contacted within the next 24-48 hours for a reference. If your application/s passes our company standards policy we will call you and let you know. Please do not call the office for an update during this initial 24-48 hour period as it is expected that we shall not have a reply before this time is up. However, in some emergency circumstance we can turn round an application in 24 hours.
Once we have formally offered you the tenancy of the property, we shall arrange a time for you to visit our office to “sign up”.
Please ensure that if you and the prospective tenants or Landlord agree to any additional extras i.e. reduced rental, furniture included etc you immediately inform Kings Lettings Ltd to prevent any misunderstanding. Any differences from what we discussed with you may need to go into the tenancy agreement.
Remember -the better you present the property, the quicker we let it and better rental you will achieve (and usually better tenants too)!
On the day…
We require the following at this stage:
All tenants present to sign the tenancy agreement.
Rental and deposit in CLEARED FUNDS i.e. bankers draft or cash-alternately you are able to pay by debit card but you must ensure that there are sufficient funds in your account to cover the cost of the rental and deposit.
If you wish to pay by credit card, a 2% fee will be added to the total amount.
An inventory will be given to you to check. This is to protect you as much as the landlord so please add your comments to the inventory and return it to us within 5 days of moving into the property, if we do not receive this back within 5 working days Kings Lettings Ltd will see it as you are taking on the property as per the inventory.
You will be told which management service the landlord has chosen-sometimes you will continue to deal with Kings Lettings Ltd throughout your tenancy, other times you will deal with the landlord directly and next time Kings Lettings Ltd will be involved at the very end of the tenancy.
