  • Provide a rental valuation and advice on letting your property
  • Prepare particulars of your property for advertising
  • Accompany prospective tenants when they view the property
  • Obtain employment & credit references on each tenant who will sign the tenancy agreement
  • Collect one month’s rent in advance
  • Collect a deposit (the sum equivalent to ones month’s rent plus £100.00)
  • Prepare an Inventory & Schedule of Condition of your property’s fixtures and fittings
  • Demand and collect the rent usually on a monthly basis by standing order mandate
  • Transfer the rent to your account by BACS
  • Forward to you a monthly statement detailing rent received and deductions/fees
  • Conduct property visits/inspections every 3 months (where possible) advise the Council Tax office and Severn Trent Water of the tenant/s details
  • Advise the ingoing tenant/s of the procedure for registering with energy suppliers
  • Issue legal notices necessary for you to gain possession of the property if required
  • Co-ordinate with you the re-advertising of your property should your tenant/s wish to vacate
  • Upon termination of the tenancy we will conduct a full property inspection and inventory check
  • Landlord will take up the looking after the Tenant/s needs and any maintence issues on the property
